AI turnover inspection for Smoobu
Put the photos of the clean back next to the booking they belong to, and get a finding per flat before the next guest walks in.
What Smoobu does with cleaningOverview
Smoobu holds the booking; it deliberately does not hold the clean. Its help centre says plainly that there is no cleaning task workflow inside Smoobu: no assigning a clean to a named cleaner, no way for a cleaner to tick one off, no separate cleaning schedule. What Smoobu gives you instead is unlimited read-only team accounts so a cleaner can see the arrivals for the flats they cover, plus Marketplace partners who run the job itself. The result is a split: the stay, the dates and the flat live in Smoobu, and any photograph of the condition of that flat lives in a different tool, or in nobody's hands at all. RapidEye reads the property list and booking dates from Smoobu and the turnover photos from wherever they come from, and returns a finding attached to the right flat and the right stay.
How it works with Smoobu
Smoobu's shape is bookings, properties and permissions, so the integration hangs off those three. The examples below are the common ones rather than the boundary: RapidEye reads whatever a team already captures, photographs, video walkthroughs or 3D scans, and reports against whatever standard matters to you, so if your setup is not described here, it is worth asking rather than assuming it cannot be done.
- The gap between a checkout and the next arrival. Smoobu knows both dates. The photos taken in that window are the turnover, and anything that changed inside the previous stay comes back as a finding with both frames and the dates that bracket them.
- Buffer days blocked around a booking. Smoobu treats those as unavailable dates rather than a task, so nothing checks that the work you left room for happened. RapidEye reads the photos from that window and tells you whether the flat is actually ready.
- Photos from a Marketplace cleaning partner. If a cleaning tool already collects a photo checklist, RapidEye reads those images against how the same room looked on previous turnovers, rather than only against a checklist someone ticked.
- Flats where nobody photographs anything. A RapidEye capture link opens on any phone, no app to install, with a fixed set of angles per room. Smoobu's own turnover guidance already tells hosts to take quick reference photos of each room; this is that advice, made routine and then read.
- Multi-property accounts with one cleaner across several flats. The standard travels with the flat, not the person. Each property gets its own baseline per room, so a cleaner who is thorough in one building and rushed in another shows up as a pattern.
- The pre-arrival record for a disputed claim. One link showing the condition of the flat before check-in settles the argument about a mess that was staged after it, which is exactly the case a guest deposit conversation turns on.
Each finding names the flat, the room, the spot, the kind of problem, how serious it is, the photos on both sides, and a suggested next step. It lands in the RapidEye dashboard, and in a Slack channel or an inbox if that suits your week better. What you do next in Smoobu, message the guest, block the dates, send the cleaner back, stays entirely your decision. If you want a particular check or a different kind of input covered, a video walkthrough per turn or an inspection format of your own, that is something we set up with you.
How to connect Smoobu to RapidEye
- Pick the flats. Smoobu grants access per property under Select Accommodation, or by label if you use labels, so covering a subset of your portfolio is fine.
- Decide where the photos come from. Smoobu stores none, so either point us at the cleaning tool that has them, or take the capture link: any phone, no app, a fixed set of angles per room, taken at the end of the clean.
- Invite RapidEye as a read-only team member. The Permissions screen, one email address, the properties you chose, and read on bookings and reservation details. The modal has the exact settings.
What Smoobu actually does about cleaning
Checked against Smoobu's help centre, September 2026.
Smoobu is a channel manager and property management system for holiday lets, and its feature list is bookings, channels, a booking engine, guest communication, a guest guide, invoicing, statistics and a website builder. Cleaning is not on it, and that is a decision rather than an oversight. According to Smoobu's help centre documentation (smoobu.com), Smoobu has no cleaning task workflow: you cannot assign a clean to a specific cleaner inside Smoobu, there is no way for a cleaner to check off a finished clean, and there is no separate cleaning schedule, because the Calendar shows bookings and blocked periods rather than tasks. Buffer days you block around a booking keep the calendar free for cleaning but never surface as a job anyone owns.
What Smoobu offers in its place is two things. The first is access: unlimited free read-only team accounts, so every cleaner can log in and see the turnovers for the flats they cover, with booking notifications switched on per person. Smoobu also documents a lighter option, the property's iCal export URL, which a cleaner subscribes to in their own calendar app with no login at all. The second is the Marketplace, where five cleaning and operations partners pick up the job assignment, the checklists and the completion tracking.
- Turno schedules and photo checklists
- Doinn booked professional cleaning
- Properly checklists with photo verification
- TIDY vetted cleaning professionals
- Sali linen rental, DACH region
Each partner is a separate service with its own account, and Smoobu is clear that a partner can be connected from either side. So the photograph of your flat is real, it just lives outside the system that knows whose stay it followed.
How much access does a read-only Smoobu account actually give?
Exactly as much as you choose, category by category. Smoobu has no named roles to pick from. You build access out of two decisions: which properties the person can work with, and what they can do in each of nine categories, each set to no access or read, with bookings, messages and the rate calendar also able to be set to write. Smoobu's own worked example for a cleaner is the lightest one it lists: let them see bookings and arrival and departure times, and hide everything else. That is precisely the shape RapidEye needs, so the account it asks for is the one Smoobu already tells you to create for the person cleaning the flat.
Write access exists on bookings, messages and the rate calendar. RapidEye asks for none of it, which is also why the account it needs is the free kind.
Smoobu integration FAQ
Does RapidEye integrate with Smoobu?
Yes. RapidEye reads your property list and booking dates from Smoobu, so every finding lands on the right flat and the right stay, and reads the turnover photos your cleaners take, either from the app they already use or through a RapidEye capture link. It returns a finding per issue. Your Smoobu bookings, calendar, messages and prices are not changed.
Does Smoobu have cleaning tasks or photo checklists?
No. Smoobu's help centre is explicit that it has no cleaning task workflow: you cannot assign a clean to a specific cleaner inside Smoobu, a cleaner cannot check off a finished clean, and there is no separate cleaning schedule. Buffer days you block around a booking keep the calendar clear but do not surface as a task. Smoobu points you to Marketplace partners for that layer, which is why the photos of a clean end up somewhere other than the booking they belong to.
How does RapidEye know which stay a finding belongs to?
From Smoobu. The property list and the booking dates are the frame: RapidEye places the photos from a turnover between the checkout that ended one stay and the arrival that begins the next, so a scratched worktop is attributed to a stay rather than discovered three guests later. That attribution is the part a photo sitting in a cleaning app on its own cannot give you.
What if nobody photographs my turnovers today?
Then RapidEye supplies the capture. It sends a link that opens on any phone with no app to install and asks for a fixed set of angles per room, lights on. Smoobu's own turnover guidance tells hosts to take quick reference photos of each room after the clean so there is clarity if damage occurs. The link is that habit, made routine and actually read.
I already use a cleaning partner from the Smoobu Marketplace. Does RapidEye replace it?
No, and it is better when you have one. A cleaning tool schedules the job, tells the cleaner what to do and collects what they submit. RapidEye is the second opinion on what came back: it reads those photos against how that room looked before, and reports damage, a missed clean or a missing item independently of what anyone ticked.
Does RapidEye need write access to my Smoobu account?
No. A read-only team member is enough, scoped to the properties you want covered, with access to bookings and reservation details and nothing else. Smoobu sets permissions per category rather than by named role, so guest contact details, prices, notes and messages can all stay switched off.
