AI room checks for SiteMinder properties
SiteMinder puts the room back on sale the moment it frees up. RapidEye reads the room types and reservation dates behind that and the photos your housekeepers take, and tells you what the next guest is walking into.
Where cleaning lives in a SiteMinder stackOverview
SiteMinder sells the room. It was never built to tell you what state the room is in. The platform is a Revenue Control Centre: channel manager, booking engine, metasearch, GDS, business intelligence and payments, unified so a rate change reaches every channel at once. Cleaning is not one of its jobs and its help centre has no housekeeping section. RapidEye sits on the other side of that line. It reads your room types and reservation details from SiteMinder, reads the photos your housekeepers take, and returns a finding per room, so the room that just went back on sale is a room somebody has actually seen.
How it works with SiteMinder
A SiteMinder property has a rhythm the checks can follow, because the platform is built around the moment inventory changes hands. These are the points where a photo is worth reading.
- The checkout that puts a room back in the grid. The guest leaves, the room becomes sellable, and the only thing between it and the next arrival is a clean nobody watched. RapidEye reads that room's photos against how the room looked before the stay and comes back with what changed: a chipped headboard, a missing remote, a stain now on its second night of being ignored.
- Rooms sold at the last minute. The rooms that hurt are the ones that sell late, because they get the shortest clean and the least attention. Those are the ones RapidEye is looking at while somebody is still on the floor and able to fix it.
- Rooms that sat empty. A room that has not sold for a fortnight is not clean, it is dusty, with a dead bulb and a kettle borrowed for another room. RapidEye compares it to the last time it was photographed in good order and names what is not there any more.
- Rooms held back for maintenance. When you stop selling a room while something is fixed, RapidEye keeps the photo from before the room came out of the grid and the photo from after the repair, so the work has a dated record rather than a memory.
- Standards across a group. With more than one property on the platform, the useful question is not whether a room is clean but whether your worst house is drifting. Findings roll up per property so you can see the drift instead of hearing about it.
A finding names the room, the spot in it, the type of problem, how serious it is, the photos on either side, and a suggested next step. It lands in the RapidEye dashboard and, if you want, a Slack channel or an inbox for housekeeping. Nothing is written back to SiteMinder, so you decide whether a room stops selling. Photos are one input among several: if your team shoots video walkthroughs, or you have 3D scans of the rooms, or you want the check run against a standard of your own, that is a setup conversation rather than a limit.
How to connect SiteMinder to RapidEye
- Your room types, as they are in Rooms and rates. That list is what RapidEye checks against, so it should match the rooms you actually clean. Anything you do not service stays out.
- A source for the room photos. If housekeepers already photograph rooms in your PMS or an app, RapidEye reads those. If they do not, RapidEye sends a capture link that opens on any phone with nothing to install: a fixed set of angles per room, lights on, taken before the room is called ready.
- A read-only user for RapidEye. SiteMinder documents adding users under your property name, and its General user level is read-only by default. That is all we need. The modal has the exact path.
Where cleaning lives in a SiteMinder stack
Checked against SiteMinder's platform help centre and product pages, September 2026.
Most people who type "SiteMinder housekeeping" into a search box are not confused about their own hotel. They are trying to work out which of their systems is supposed to own the room's condition, and the answer is that a SiteMinder setup has three layers and condition falls between two of them. According to SiteMinder's own product documentation (siteminder.com), the platform's operations tools are the mobile app and multi-property management, and the mobile app is described in terms of reservations, rates, availability, a performance dashboard and channel alerts. Housekeeping does not appear in that list because it is not that layer's job.
The three layers of a typical SiteMinder property.
Channel manager to 450 plus channels, booking engine, metasearch, GDS, business intelligence, payments. Holds room types, rate plans and reservations. Knows the room is sellable. Not whether it is clean.
Connected under Distribution, Integrated systems, where each SiteMinder room rate is mapped to a room code and rate code in the other system. This is where a housekeeping status usually lives, if your PMS has one. Knows somebody said the room is clean.
The bed, the bathroom, the bulb that went, the burn on the desk, the second towel that never got put back. No system holds this. It is what RapidEye reads.
Little Hotelier is the exception worth knowing about. It is SiteMinder's own product for small properties and its site describes it as powered by SiteMinder, which folds layers one and two together and gives a guesthouse a front desk as well as its channels. If that is what you run, the Little Hotelier page is the one to read. The checks are the same, the screens are not.
Does SiteMinder have a housekeeping module?
No, and its help centre says so structurally. The platform help centre is divided into sections, and they are Getting started, Login and security, Self-service billing, Property settings, Rooms and rates, Reservations, Distribution, Dynamic Revenue Plus, Channels Plus, Direct booking, Demand Plus, Payments, Insights, Guest Engagement, Website builder, Multi-Property, SiteMinder GDS and Manage subscription. Search that help centre for housekeeping and it returns articles on additional fees, guest directory info cards and booking engine extras.
The same holds for the user permissions SiteMinder documents. A user account can be given Property settings, Rooms and rates, Payment settings, Media library, Inventory, Channels, Yield rules, reservation details and operational reports, third-party connectivity, and Insights. There is no permission for cleaning, because there is nothing to permit.
Can you attach a room photo in SiteMinder?
Only marketing ones. The images the platform documents are the Media library permission for property images, media inside Website Builder, and photo sync to Booking.com. Those are pictures of the room at its best, taken once, shown to buyers. The photograph that matters operationally is the opposite: the room as it was actually left, taken today, shown to nobody. SiteMinder does not hold that, and neither does the average PMS behind it. That is the gap the integration fills.
What about the PMS you connect underneath?
SiteMinder runs a PMS Finder listing 61 systems, filtered by property type, price and features. The feature filters it offers are accounting, business intelligence, conference and banqueting, multi-property, point of sale, mobile responsive, and connection to SiteMinder's app store. Housekeeping is not one of the filters buyers are given, which is a fair reflection of how little of that decision it usually drives. RapidEye works the same way whichever of those 61 you picked: your room list and dates come from the platform, the photos come from your team, and the finding comes back to you.
SiteMinder integration FAQ
Does RapidEye integrate with SiteMinder?
Yes. RapidEye reads your room types and reservation details from the SiteMinder platform and the photos your housekeepers take in each room, then returns a finding per room: damage, a missed clean, a missing item, or a maintenance issue, with the photos behind it. Your rates, availability, channel mappings and reservations in SiteMinder are not touched.
Does SiteMinder have a housekeeping module?
No. The SiteMinder platform help centre is organised into sections such as Rooms and rates, Reservations, Distribution, Direct booking, Payments, Insights, Guest Engagement, Website builder and Multi-Property, and none of them is housekeeping. Room cleaning lives in the property management system you connect to SiteMinder, or in Little Hotelier if that is your PMS. RapidEye works alongside either one.
Can I attach room photos to anything in SiteMinder?
Not for condition. The images SiteMinder documents are marketing images: a Media library permission that covers property images, media in Website Builder, and photo sync to Booking.com. There is no place to attach a photo of how a room was actually left. RapidEye holds those photos and reads them.
Will RapidEye change my rates, availability or channels in SiteMinder?
No. SiteMinder stays in charge of what sells and at what price. RapidEye never writes to the inventory grid, a rate plan, a channel mapping or a reservation. It reads and reports, and the manager decides what to do about a finding.
I run Little Hotelier rather than the full SiteMinder platform. Does this still apply?
Yes, and Little Hotelier has its own page. Little Hotelier is powered by SiteMinder and adds the small property front desk that the distribution platform on its own does not have, so the room list and the day's arrivals sit in one place. The checks RapidEye returns are the same.
We run a group of properties on SiteMinder. Does RapidEye work per property?
Yes. SiteMinder creates a separate user account per property and its Multi-Property section is a separate part of the platform. RapidEye is set up the same way, one property at a time, and findings roll up so you can compare houses against each other rather than reading each one alone.
