AI damage detection for Lodgix
RapidEye reads the photos your housekeepers take during a Lodgix clean, damage notices included, and returns a finding for every completed cleaning, tied to the property and the stay it belongs to.
How a Lodgix clean is documentedOverview
Lodgix already puts a camera in your housekeeper's hand, and then asks that housekeeper to decide what is worth photographing. The damage notice is the mechanism: broken, missing or damaged items, captured with photos and captions and sent straight to the property manager. It is a good mechanism with a hard ceiling, because it fires only when a tired cleaner on a same-day turn notices a problem and chooses to file it, and Lodgix allows only one notice per task. RapidEye reads the property list and booking dates from Lodgix plus every photo taken during the clean, and reports what is in them regardless of what anyone flagged.
How it works with Lodgix
Lodgix sorts the day by the kind of clean each property needs and by who was assigned to it, so the checks follow the same lines.
- Regular and half cleans. The stay sits between the last set of photos and today's. A scorch on the counter, a torn screen, a chair that has moved rooms comes back as a finding with both images and the Lodgix booking dates between them.
- Owner departure cleans. The owner has been in the house and something is different: furniture rearranged, a kitchen item taken home, personal effects left behind. RapidEye names what changed rather than leaving the next guest to find it.
- Out of service cleans. A property held back for a repair has a before and an after nobody records. RapidEye keeps the pair together, which is the evidence an owner asks for later.
- Damage notices. The notice locks on submit and only one exists per task. RapidEye reads what is in its photos, confirms whether that damage predates the stay, and reports the second and third issues that never made it onto the notice.
- Missing stock and set-up. The welcome basket, the second set of towels, the coffee the arrival notes asked for. RapidEye knows what a stocked property looks like at your company and says when this one is not.
Each finding names the property, the spot, the type of problem, how serious it is, both photographs and a suggested next step, and lands in the RapidEye dashboard, plus a Slack channel or an inbox if you want it there. You decide whether it becomes a work order. These are examples, not limits: if your crews shoot video walkthroughs, run 3D scans, or check against a standard of your own, tell us and we set that up with you.
How to connect Lodgix to RapidEye
- The Lodgix account and the properties. A Lodgix account with the properties you want checked and housekeepers assigned to their reservations. RapidEye reads the property list and the booking dates, so every finding lands on the right house and the right stay.
- Where the photos come from. If your housekeepers already photograph the clean, through damage notices or checklist items that ask for a photo, RapidEye reads those. If they photograph nothing today, RapidEye supplies a capture link that opens in any phone browser, a fixed set of angles per room, taken before the task is completed.
- Add RapidEye as a team member. In Lodgix, go to Modules and then Team Members, add Rapid Eye with support@rapideyeinspections.com as the login email, assign an access group, and on the Properties tab enable property permissions for the units you want checked.
How a Lodgix clean is documented, from the Today list to Completed
Checked against Lodgix's help centre, September 2026.
According to Lodgix's help centre documentation (lodgix.com), the manager's view of cleaning is a housekeeping overlay on the calendar tape, reached by the broom icon, where housekeepers are assigned to properties and each task carries a type and a status. The property name is colour-coded there: purple for occupied, red for dirty, no colour for clean. Lodgix documents four cleaning types, regular, half, owner departure and out of service, and three task statuses, Pending, In Progress and Completed, and the crucial detail is that every one of those values is updated by the housekeeper from the app and passed back to Lodgix in real time.
The housekeeper side is a separate view inside the same Lodgix Admin app. Signing in with a Cleaning Staff account drops them straight into a screen built around today's cleanings, split into Today, Next Seven Days and tasks in the next thirty days, with today's tasks sorted In Progress first, unstarted next and completed at the bottom. Here is what actually exists at each point of the day, and where the pictures come from.
- Open the taskThe card carries the property name, address, thumbnail, today's departing guest and check-out time, the next guest, check-in time and party size, the status badge and the cleaning type.
- Read the detailsProperty-specific instructions, plus Guest Services listing extras the arriving guest paid for. Comments to housekeeper set on the reservation appear here and, Lodgix notes, only here, never on a printed report.
- StartStatus moves to In Progress with a timestamp, and the manager watching the calendar overlay sees the property change colour.
- File a damage noticePhotos with captions, sent straight to the property manager. Available only while the task is In Progress.RapidEye reads these photos and the spots around them.
- Complete the checklistBuilt on lodgix.com under Hosted Forms and attached to all properties or specific ones. Items can ask for a note, a photo, a yes or no, or a count, and the required ones must be filled in.RapidEye reads the photo items and checks them against the answers.
- Complete the taskOnly possible once the required checklist is finished. The task drops to Completed and the property turns clean on the manager's overlay.

What the damage notice can and cannot carry
The damage notice is the closest thing Lodgix has to an inspection artefact, and its rules shape what a manager ends up seeing. All four of these come from Lodgix's own documentation.
Documented rules of a Lodgix damage notice
- One notice per task. Everything found during that clean has to go on the same one.
- It locks on submit. Nothing can be added to it afterwards.
- It can only be created while the task is In Progress. Not before starting, not after completing.
- It needs camera permission on the device, granted the first time and fixed from the app's settings if it was denied.
None of that is a criticism of the design. It is a clean, disciplined way to file a single report from the field. It just means the record of a property's condition is only as complete as one person's attention on one afternoon, and Lodgix's own housekeeping report says as much in passing: it exists to show the housekeeper which units are turning over and who is arriving next, not to show anyone what the units look like.
Can Lodgix tell you whether the property is actually guest ready?
Not by itself, and its documentation is honest about the shape of what it holds. Everything Lodgix records about a clean is either a schedule or an assertion: the housekeeping report is a turnover list with arrival notes and services, the overlay colour follows the status the housekeeper set, the checklist records that the housekeeper submitted the form, the completed form lands in Hosted Forms where somebody may or may not open it. The one artefact that is not an assertion is the photograph inside a damage notice or a photo checklist item, and Lodgix does exactly what a property management system should do with it: stores it and shows it to the manager. Reading all of them, every turnover, across a portfolio, is the part that has never scaled. That is the gap this integration fills.
Lodgix integration FAQ
Does RapidEye integrate with Lodgix?
Yes. RapidEye reads the property list and booking dates from Lodgix and the photos your housekeepers take during the clean, then returns a finding for every completed cleaning: damage, missed cleaning, a missing item, a maintenance issue, with the earlier photo of the same spot beside the new one. Your calendar tape, housekeeping assignments, checklists, work orders and owner statements are untouched. RapidEye writes nothing to Lodgix.
What happens to a Lodgix damage notice after the housekeeper submits it?
It goes to the property manager with the photos and captions attached, and Lodgix locks it so nothing further can be added to that notice. From that point it is a document waiting for a person to open it. RapidEye reads the same photos, compares each spot against how the property looked before the stay, and tells you whether the notice is complete, whether the damage predates this guest, and what the housekeeper did not photograph.
Can RapidEye catch damage the housekeeper did not file a notice for?
That is most of what it catches. A Lodgix damage notice only exists if the housekeeper noticed the problem, had time, and chose to open the camera, and Lodgix allows only one notice per task, so a second issue found later in the clean has nowhere clean to go. RapidEye reads every photo taken during the clean, including the ones taken for the checklist, and reports what is in them whether or not anyone flagged it.
Do my housekeepers need a different app than the Lodgix Admin app?
No. They keep signing in with their Cleaning Staff account, working the Today list, starting the task, completing the checklist and filing damage notices exactly as they do now. What helps is a fixed set of angles per room with the lights on, so the same spots are photographed every turnover. If a crew photographs nothing today, RapidEye can supply a capture link that opens in any phone browser with nothing to install.
Does a completed Lodgix cleaning checklist mean the property is guest ready?
It means the required items were filled in. Lodgix builds these checklists in Hosted Forms and requires the checklist to be finished before the task can be completed, which is a good control over whether the form was submitted, not over what the room looks like. RapidEye reads the pictures for the same items and reports where the submitted checklist and the photograph disagree.
Will RapidEye change anything in Lodgix?
No. RapidEye reads and reports. It creates no task, moves no property from dirty to clean, edits no checklist, files no damage notice and touches no invoice or owner statement. Findings are read in the RapidEye dashboard, or pushed to Slack or email for teams that want them there. What happens next in Lodgix, including whether it becomes a work order, is your call.
