How Direct models a property

Overview

Direct is very good at getting the right person to the right home, and deliberately silent about what they found there. It coordinates property care, keeps the handoff between guest departure and the cleaner clean, and holds the property, the unit, the reservation and the people attached to each home in one place. What it does not hold is a judgement about condition, because no scheduling system has one. RapidEye supplies that half: it reads your properties and units, your reservation dates and the housekeeping and maintenance people on each home from Direct, plus the photos your team takes on the job, and returns a finding per turnover.

How it works with Direct

Direct's operations side is built around the handoff: the cleaner or the tech knows which home is theirs and when, and the whole platform, bookings through payouts, sits behind it. RapidEye picks the photos up where that handoff ends. The list below is what most managers ask for first, not the boundary of the product: RapidEye reads whatever documentation a team already produces, photos, video walkthroughs or 3D scans, and checks it against whatever standard you care about, so bring us the check you actually want.

  • Departure turnovers. One reservation sits between the last photo of a room and this one. A cigarette burn on an arm of the sofa, a cracked shower door, a rug that has gone comes back as a finding with both photos and the reservation dates that separate them.
  • Mid-stay and owner-arrival visits. Direct is built to keep owners confident, and owners notice the crooked art and the wrong chair in the wrong room. RapidEye reads the photo from the visit against the way the home is supposed to be set, and tells you what has drifted.
  • Maintenance follow-ups. A tech closes out a job. The photo either shows a repair or shows a repair that did not happen, and today nobody opens it. RapidEye holds the before against the after.
  • Restocking and inventory. The second set of towels, the coffee, the pool key, the highchair the guest was promised. RapidEye learns what a stocked unit looks like at your portfolio and says when this one is not.
  • Vehicle returns. Direct runs vehicles alongside homes, with their own availability and rates. A returned motorhome is the same problem in a different shape, and it gets the same baseline treatment.

A finding names the unit, the spot in it, the type of problem, how bad it looks, the two photos that prove it, and a suggested next step. It lands in the RapidEye dashboard and, if you want, a Slack channel or an inbox. What happens next in Direct, a maintenance job, a note on the reservation, a conversation with a cleaner, is your call and stays yours. If the check you need is particular to your portfolio, a brand standard, a set of luxury homes with their own list, a vehicle fleet, that is a setup conversation rather than a limit.

How to connect Direct to RapidEye

  1. Your Direct organization and its properties. A Direct account with the homes you turn over. Direct scopes everything to an organization and separates properties from the units inside them, so we start from your property and unit list and the reservation dates on it.
  2. Where the turnover photos come from. If your cleaners and inspectors already photograph each home into an app, a drive or a messaging thread, RapidEye reads those. If they do not, RapidEye sends a capture link that opens in any phone browser: a fixed set of angles per room, lights on, taken as the job is closed out.
  3. Add RapidEye as a user. Direct attaches people to a property by role, housekeeping and maintenance among them, so RapidEye is added the same way, on a read-only footing over the properties you want checked. The connect panel on this page has the name and email to use.

How Direct models a home, and who it says is looking after it

Direct calls itself purpose-built lodging technology for short-term rental managers, and pitches bookings, distribution, payments, operations, communications and reporting as one connected platform rather than a stack you need a project manager to hold together. Two of its own claims matter for inspection work: task and property care coordination with smoother team handoffs, and an open API built around your business. The second one is what makes this integration straightforward, and it is also the cleanest place to see how Direct thinks about a home.

According to Direct's developer documentation (getdirect.io), everything hangs off an organization, and inside it a property is not the same thing as a unit.

Housekeeping and maintenance are first-class roles in the model, not a note in a task description. That is unusual and it is useful: it means the system already knows who to hand a condition problem to.

Can Direct tell you whether the turnover was actually done?

Not on its own, and it does not claim to. Direct's operations story is coordination: the handoff, the permissions, the right person knowing which home is theirs, all of which is the genuinely hard part of running a few hundred homes and none of which is a statement about the condition of a kitchen. The photo fields in Direct's documentation are the property's marketing set, a featured image and its resized versions, the pictures that sell the home rather than the ones taken on a Saturday afternoon. Nothing in the platform's own material describes anyone reviewing turnover photos, because reviewing them is not a software problem you solve with a schedule. It is a perception problem. So the turnover photos land wherever your team already puts them, and they sit there unread until a guest complains or an owner walks in.

That is the whole opportunity. Direct already holds the two things a finding needs to be worth acting on, which unit it happened in and which reservation it happened during, and it already knows the housekeeper and the maintenance tech on that home by name. Does RapidEye integrate with Direct?

Yes. Your properties, units, permissions, jobs and handoffs in Direct stay exactly as they are. RapidEye writes nothing to Direct.

Does Direct hold the turnover photos, or does RapidEye?

The property images Direct's API documents are the marketing set on the property record: a featured image with its resized versions, the photos that sell the home. Turnover photos are a different animal and on most portfolios they end up in a phone camera roll, a shared drive or a group chat. RapidEye reads them from wherever your team already puts them. If nobody is taking them yet, RapidEye sends a capture link that opens in any phone browser, no app to install.

How does RapidEye know which home a photo belongs to on a multi-unit property?

From Direct's own structure. Direct separates a property from its units and marks whether a property is multi-unit, with a default unit and a unit code, so a finding lands on the unit that was actually sold and cleaned rather than on the building. On a single-unit home the two are the same thing and nothing changes.

Does a closed property care job mean the home is guest ready?

It means the person assigned to it said so. Direct coordinates the handoff and tells the cleaner which home is theirs and when, which is the hard part of scheduling and none of the part about condition. Nothing in a closed job describes the state of the kitchen. RapidEye reads the photos from that job and reports what they show, which is the evidence a closed job does not carry.

Can RapidEye check RV and vehicle rentals in the same Direct account?

Yes. Direct runs vehicles alongside properties, with their own availability, rates and reviews, and a returned motorhome is the same problem as a returned cabin: a space, photographed over time, where the person handing it back has every reason to say it is fine.
