How a MIMO inspection worksOverview
A Rent Perfect MIMO report is a locked, dated record of what a property looked like, not a judgment about it. It holds the tenant's move-in photos, their damage notes and comments, a timestamp, and later the move-out condition beside all of it in one side-by-side comparison you can open as a PDF. What it deliberately does not do is decide which of those differences matter, because that call belongs to the landlord. RapidEye reads the two halves of that comparison image by image and returns a finding for each real difference: the room, the kind of problem, how serious it is, and both photos side by side.
How it works with Rent Perfect
Rent Perfect organises a tenancy into a small number of moments where photos exist. The checks follow those moments rather than inventing new ones.
- The landlord's own baseline. Rent Perfect recommends photographing and filming the unit before the tenant ever steps foot in it. That set is the cleanest input RapidEye gets: it establishes what finished looks like at your property, room by room, so later reads have something honest to sit against.
- The tenant's move-in report. The tenant walks the place and uploads photos, damage notes and comments from their phone. RapidEye reads what the photos show alongside what the tenant wrote, so a scuff nobody bothered to note still enters the record, and a noted item with no photo behind it is flagged as thin rather than accepted.
- The move-out comparison. This is the pair that decides deposit money. RapidEye returns each difference on its own line, with the room, the type of problem, a severity and the two photos, so the conversation with a departing tenant is about specific items rather than a general impression.
- Work orders during the tenancy. When a tenant submits a repair need through their portal and you send it to a preferred vendor, the photos around that job are worth reading: what the tenant sent, and what the unit looked like after. A repair that was billed and not done shows up as a difference like any other.
- Turnover between tenants. Between one tenant leaving and the next arriving, RapidEye compares the vacated unit against the state you handed over last time, so the next move-in report starts from a property you have actually checked.
Each finding names the spot, the kind of problem, how serious it is, the before and after photos with their dates, and a suggested next step. It lands in the RapidEye dashboard, and in your inbox if you want a summary there. Nothing is deducted, charged or closed on your behalf: you decide what becomes a deduction, a work order, or nothing. Photos are the common case, not the limit. If your walkthroughs are video, or you have floor plans, older archives or an inspection format of your own, that is a setup conversation rather than a blocker.

What a Rent Perfect MIMO inspection actually contains

MIMO is Rent Perfect's own shorthand for Move-In / Move-Out, and it is the one place in the product where the physical condition of a property is recorded. According to Rent Perfect's help centre documentation (rentperfect.com), it runs as a sequence with a hard clock in the middle, and each stage produces a different artifact. Knowing which stage you are standing on tells you exactly what evidence exists.
- LandlordInitiate Move-InFrom the dashboard, MIMO Inspections lists your tenants; you find the tenant's name and click Initiate Move-In, then Continue. Rent Perfect emails the tenant instructions. Before this, its documentation advises taking your own photos and video, so there is a record from the landlord's side too.
- TenantFive days to walk the propertyThe tenant signs in and has five days to inspect: upload photos, note damages, add comments, all from a smartphone. On submit the report locks and cannot be edited, which is what makes it a time-stamped record rather than a living document.
- SystemNotification, or the window closingYou get an email when the report is submitted, and also if the five days expire with nothing submitted. If the window closes empty, the tenant accepts the property as-is. A landlord who wants to reopen it uses View Details, then Reset Inspection, which gives the tenant a fresh window.
- LandlordView Damage, then Accept ReportYou review whatever the tenant flagged under View Damage and, when you are satisfied, click Accept Report. From then on the full digital copy, photos and notes included, sits in your portal.

Two details in that sequence do more work than they look like they should. The lock on submit is what gives the record its evidentiary weight, because neither side can quietly revise history afterwards. And the five-day default protects the landlord: silence resolves to acceptance rather than to an open question.
Does Rent Perfect tell you what changed between the two sets?
It shows you, which is a different thing, and the right thing for a system of record to do. The MIMO documentation describes the comparison as a side-by-side report you review, print and use to get estimates; nowhere does it claim to score condition, grade wear, or rank the differences for you, and it would be a strange product if it did. That reading is the landlord's job, and it is the job that quietly does not get done. A tenant with a phone can produce forty photos of a two-bedroom in twenty minutes, and a year later somebody has to open all forty next to forty more, remember which drawer looked like that in the first place, and decide what is a deduction and what is normal wear. This is where the integration earns its place: RapidEye does the comparing, and hands back the short list a person can actually act on, with Rent Perfect's own locked photos as the evidence underneath each line.

Does RapidEye integrate with Rent Perfect?
Yes. RapidEye reads the property address and the tenancy it belongs to from Rent Perfect, plus the photos from the move-in and move-out inspections, and returns a finding for each difference: damage, a missing item, wear beyond normal, or a repair that was never made. Your MIMO reports, leases, RentPay records and screening reports in Rent Perfect are not changed.
Who takes the photos in a Rent Perfect MIMO inspection?
The tenant does. Rent Perfect's help centre documentation describes the landlord initiating a move-in from the MIMO Inspections screen, after which the tenant has five days to walk the property, upload photos, note damages and add comments from their phone. Rent Perfect also recommends the landlord take their own photos and video before the tenant ever steps foot in the property, as a baseline from the landlord's side. RapidEye reads both sets.
Can RapidEye compare the move-in and move-out photos for me?
That is the job. Rent Perfect puts the move-in photos and comments beside the move-out condition in one side-by-side report. RapidEye reads that pair image by image and returns each real difference as its own finding, with the room, the kind of problem, a severity and both photos, so the deposit conversation starts from a list rather than a scroll.
What happens when the tenant lets the five-day window close?
Rent Perfect documents that after five days the inspection window closes and, with no report submitted, the tenant accepts the property as-is. That leaves you with no tenant photos for that unit. Does RapidEye change anything inside my Rent Perfect account?
No. Rent Perfect stays the system of record for applications, screening, leases, RentPay, work orders and the locked MIMO reports themselves. RapidEye reads photos and reports findings; you decide what becomes a deduction, a work order to a preferred vendor, or nothing at all.
I only manage a handful of doors. Is this for me?
Rent Perfect is built for landlords who run their own properties, and small portfolios are where a missed move-out finding hurts most, because one unreturned deposit line is a large share of the year on that unit.
