What a Lessen turn is made ofOverview
A closed Lessen work order proves a vendor was dispatched, arrived and billed. It does not prove the unit is in the condition the scope described. Lessen is a property services network, not a checklist app: it sources the vendor, carries the job through its portal and apps, and collects photos along the way from the resident, the property manager and the technician. What it does with those photos is store them on the job. RapidEye reads them, together with the property, the unit and the dates on the work order, and returns a finding per problem: damage that is new since the last set of photos, work the scope called for that is not visible in the closing images, a fixture or appliance that is missing, a repair done to a standard the photos do not support. Nothing in Lessen is written to or changed.
How it works with Lessen
Lessen organises residential work into three kinds of job, and each one puts a camera in a different hand at a different moment. The integration follows that split rather than inventing one.
- Repairs and maintenance. A resident reports a problem and photographs it; a technician arrives, works it and photographs the result. Those two sets bracket the repair. RapidEye reads them for the thing a closed status cannot carry: whether the leak stain under the sink is gone or just dry, whether the replacement blind matches the others in the room, whether the wall was patched or painted over. It also reads what is in frame around the repair, which is where the second problem in the unit usually appears first.
- Turns and make readies. This is the job RapidEye was built for. The move-out photos are the last record of what the departing resident left, the closing photos are what the next one arrives to, and the whole deposit conversation sits between them. RapidEye compares both against the unit's own history, so a scratched countertop is attributed to the tenancy that produced it, and the punch list that closed without the closet door being rehung comes back as a finding rather than a callback.
- Capital projects and renovations. Long jobs photographed in stages. RapidEye reads each stage against the last, so a change of finish, a fixture swapped for a cheaper one or a room that stopped progressing between two visits is visible while the crew is still on site rather than at final walkthrough.
- The jobs nobody photographs. Exteriors, crawl spaces, water heaters, drip pans, the yard behind the fence. Where a job type collects no images today, a RapidEye capture link supplies them: it opens in a phone browser with nothing to install, and asks for a fixed set of angles before the vendor closes the job.
Each finding names the property and unit, the room, the spot, what kind of problem it is, how serious, the pair of photos it came from and the dates between them, plus a suggested next step. It lands in the RapidEye dashboard and, if you want it there, a Slack channel or an inbox. What happens next is yours: a callback to the vendor, a note on the file, a deduction against the deposit. Photos are the common case, not the boundary. Teams that walk units on video, that hold Matterport scans of a unit, or that want findings scored against their own condition report get that set up with us.
How to connect Lessen to RapidEye
- The Lessen client account your work orders sit under. Tell us which properties or portfolios are in scope. Single family, multifamily and mixed portfolios are read the same way; Lessen splits residential into those two, and the unit is the unit either way.
- Where the photos come from. If your residents, managers and technicians already attach images to the job in Lessen's apps, RapidEye reads those and nobody changes anything. If a job type collects none, a capture link goes out instead, taken before the vendor closes the job.
- Access. Add Rapid Eye with the email support@rapideyeinspections.com to the account, or introduce us to your Lessen contact and we walk that step with them. Lessen does not publish its user setup, so this is the one part we do together. The modal has the details.

Lessen is a national property services company: it supplies the vendors, the technology and the oversight for repairs and maintenance, turns and make readies, and capital projects across single family and multifamily portfolios. According to Lessen's own product documentation (lessen.com), its homepage states 280 thousand properties served, more than three million work orders completed annually, over one hundred metro areas and a network of more than thirty thousand vendors. That scale is the reason this page exists: a portfolio at that volume does not have a person to open the photos.
Lessen's own guidance on turns lays out what a standardised turn should contain, and it is unusually explicit about documentation. The stages below are Lessen's; the pill on each row is where RapidEye reads.

Who is holding the camera on a Lessen job
Three of Lessen's mobile apps put photos onto a work order, and they see three different things. Knowing which app produced an image matters, because it tells you whose interests were in frame when the shutter went.
The third one is the reason the misaligned-incentive problem is sharper here than in an in-house maintenance team. A vendor in a thirty-thousand-strong network is paid per completed job and scored on completion rate, response time and first-time fix. Everything in that scorecard rewards closing. Nothing in it looks at the closing photo.
Does Lessen check the photos on a work order?
Not the images themselves. Lessen's documented intelligence is real and it is aimed elsewhere: Aiden works on intake, converting a resident's description into a detailed work order with probable cause and required tools, routing on skills, certifications and proximity, and dispatching the next make-ready task the moment the last one closes. Does RapidEye integrate with Lessen?
Yes. RapidEye reads the photos attached to your Lessen work orders, along with the property, the unit and the dates on the job, and returns a dated condition finding for each one: new damage, work that was not finished, an item that is missing, a repair that was done to a lower standard than the scope called for. Your work orders, vendor assignments, proposals, invoices and scorecards in Lessen are untouched.
Who looks at the photos on a Lessen work order today?
Whoever opens the work order. Lessen's own product pages describe how photos get onto a job, through the resident app, the property manager app and the vendor app, and describe the intelligence it runs on intake text, dispatch, proposals and vendor scorecards. None of them describe a review of the images themselves. At three million work orders a year across a network that size, the photos are the least read part of the record.
Can RapidEye tell whether a Lessen turn was finished to scope?
From the photos, yes. Lessen's own turn guidance says the scope is built from the move-out inspection and the punch list is tracked against that same inspection. RapidEye holds the closing photos against the opening ones for the same unit and reports what did not change: the wall still marked, the blind still broken, the drip pan never replaced. The finding names the unit, the room and the spot.
Does this help with security deposit deductions?
That is what the baseline is for. RapidEye keeps the last known state of each room from the previous move-in or turn photos, so when a move-out job comes through Lessen, a burn on the counter or a gouged door comes back as a difference between two dated sets of images rather than an opinion. You get the pair of photos and the date range they sit between, which is the shape a deduction has to hold in a dispute.
Will RapidEye change work orders or vendor scorecards in Lessen?
No. RapidEye reads and reports. It does not create work orders, change a status, approve a proposal, alter an invoice or write to a vendor scorecard. Findings land in the RapidEye dashboard, and in Slack or an inbox if you want them there. Whether a job goes back to the vendor is your call, made in Lessen.

No. Lessen360 is described as layering on top of the property management system your team already knows, and RapidEye works the same way. It reads the job record and the images wherever they sit, and returns findings against the unit. Nothing has to be migrated and nothing in your PMS changes.
