How an IM report gets filled inOverview
Inspection Manager is built around who is holding the phone. A property manager fills in a routine in the app, a tenant fills in the ingoing condition report on their own device, and a tenant assisted inspection lets a routine happen when nobody from the agency can attend. Each of those produces a legislated report with photos attached, sent, signed and filed. The report records what the person wrote down. RapidEye reads what the camera actually caught: every photo on every report, matched to the same room at the earlier visits, returned as dated findings for damage, wear, cleaning, safety and missing items.
How it works with Inspection Manager
Inspection Manager runs three report types across a tenancy, and RapidEye treats each one as a fresh look at rooms it has already seen.
- The ingoing condition report becomes the baseline. The room as it was on day one, room by room, is what every later photo is measured against. The tenant signed it, so the comparison starts from a record both sides accepted.
- Routine inspections show drift while it is small. A water mark that has widened since the last visit, a cornice crack, a screen door that has come off its track, a smoke alarm that has been taken down and left on a shelf. These appear in normal routine photos and go unmentioned because the person taking them never saw the property before.
- Tenant assisted inspections get a second reader. The tenant chooses the framing, so the useful question is what is at the edge of the shot: the corner of a wall, what is sitting in a sink, a window that has not been opened all winter. RapidEye reads the whole frame and returns what it finds to the property manager reviewing the submission.
- The outgoing report turns into bond evidence. Every difference from the ingoing report, with both photos and both dates attached, so the file is built before anyone has to argue about it. Fair wear and tear stays a judgement call, made with two pictures instead of a memory.
- Missing items get counted. Remotes, keys, oven trays, a light fitting, an appliance that came with the property. RapidEye knows what was in the room at the last report and lists what is not there now.
Each finding names the property, the room, the spot, the type of issue, how serious it looks, the two photos and a suggested next step, and lands in the RapidEye dashboard, plus your inbox or phone if you want it there. Nothing is pushed into Inspection Manager: whether a finding becomes a report comment, a maintenance job or an owner phone call is yours to decide. How to connect Inspection Manager to RapidEye
- An Inspection Manager account with the properties and report types your agency runs: ingoing, routine, outgoing, and tenant assisted where you use it.
- The photos already in your reports. Property managers keep using the IM app exactly as they do now, Quick Capture and all. RapidEye reads the images the reports carry, whether they were taken in the app or added later in the CMS.

Inspection Manager is an Australian inspection and condition report platform, now part of Proptech Labs alongside Bricks + Agent and Invoice Automate. According to Inspection Manager product pages (inspectionmanager.com), it is used by more than 20,000 property managers across Australia and New Zealand, with over 12 million inspections completed, and it produces ingoing, outgoing and routine reports in formats it describes as legislatively compliant for each state.
The interesting part of the product is the field app, which is built to keep a property manager moving through a property rather than standing still typing. Its documented tools are all about getting more into the report with less effort, and each one has a consequence for what the photos end up holding.
Around the app sit the pieces that decide who captures and who receives. Paperless condition reports let a tenant complete a guided ingoing report on their own phone with no app to download, returned automatically when finished or expired, and added to the outgoing report for comparison. Tenant assisted inspections extend the same idea to routines when the agency cannot attend, and can be sent out in bulk. Where do the photos go after the report is sent?
Into the file, where they stay. Inspection Manager publishes guides for uploading photos through the app and through the CMS, keeps past reports available, and adds the ingoing report to the outgoing one for comparison, which is the right foundation and more than many platforms offer. What no product page describes, because it is nobody's product, is anything reading the images afterwards: no second pass over a finished report, no comparison of this quarter's photo of a wall against last quarter's. That reading is what RapidEye does, on every report, at the same standard, whether the rent roll is 200 properties or 2,000.

Yes. Your reports, predictive phrases, branding and report delivery in Inspection Manager stay exactly as they are.
Can RapidEye check a tenant assisted inspection?
Yes, and this is where it earns the most. In a tenant assisted inspection the person holding the camera lives in the property and decides what to point it at. RapidEye reads those images against the room as it looked at the ingoing report and at the last routine, so a property manager reviewing a tenant submission sees what the photos show rather than only what the tenant wrote.
Does RapidEye touch the reports stored in Inspection Manager?
No. Inspection Manager stays the system of record for the report, the phrases, the signatures and everything a tenant or owner receives. RapidEye reads the photos and returns findings in its own dashboard. Whether a finding becomes a comment, a maintenance job or nothing at all is the property manager's decision.
Does it work with photos taken in the app and photos uploaded in the CMS?
Both. Inspection Manager publishes guides for uploading photos through the IM app and through the IM CMS, and images that reach a report either way are read the same. Photos added later to a report, from a camera roll or a follow-up visit, are read too.
What about 360 inspections?
A 360 capture is a better input than flat photos, not a harder one, because it holds the parts of a room nobody frames on purpose: the ceiling, the corner behind the door, the skirting under a window. Inspection Manager offers 360 inspections through Virtual Tours Creator, and RapidEye reads those captures as well as ordinary photos, video walkthroughs and 3D scans.
We run 900 routines a quarter. Is that too many?
Volume is the reason to do this. A property manager can compare two reports carefully or compare six hundred quickly, never both, so on a large rent roll the comparison is done by whoever has time on the day. RapidEye reads every report at the same standard and hands back a short list per property, which is the only version of this that scales with a growing portfolio.
