An Inspection Express report is a complete record of a visit, and a record is only worth what somebody reads back out of it. The platform captures the property, generates the comments, pairs entry with exit, and delivers the report to the owner and the tenant, which is most of a property manager's inspection day handled. What it produces is a large pile of images per property per year, and those images hold far more than the comments beside them. RapidEye reads the images: every photo and every 360 capture, against the same spot in the property's earlier reports, returning damage, wear, cleaning misses and missing items with both dated pictures attached.
How it works with Inspection Express
Inspection Express organises a tenancy into three moments, and each one asks a different question of the same rooms. RapidEye reads each against the one before it.
- Damage that arrived quietly. A chip out of a bench edge, a cracked flyscreen, a hole behind a door handle. It sits in a routine photo months before anybody names it, and RapidEye names it at that visit instead of at the exit.
- Wear the tenant is not liable for. Not every difference is a claim. A finding says what changed and where; whether it is fair wear and tear is the property manager's call, made with two dated photos rather than a memory.
- Damp, mould and safety. Water staining spreading across a ceiling, black mould at the edge of a window reveal, a smoke alarm that is on the bench instead of the ceiling. All of it is already in the images.
- Items that are no longer there. The remotes, the second set of keys, the oven trays, the blind wand. RapidEye knows what was in the room at the last visit and lists what is gone.
- Cleaning at handover. An oven, a rangehood filter, a shower screen, the inside of a fridge. RapidEye reads the picture rather than the comment beside it, and gives you the rooms that need a second pass.
A finding names the property, the room, the spot, what kind of problem it is, how serious it looks, the two photos, and a suggested next step. How an Inspection Express report is built

Inspection Express is Australian inspection and condition report software for residential property managers, sold alongside Paperless Office for documents and leases. According to Inspection Express product pages (ipropertyexpress.com), the company describes supporting more than 5,000 clients across Australia, New Zealand and the United States, and its 360AI product covers the whole inspection: capture, comments, report, delivery.
The 360AI half is the part worth understanding, because it changes what a report contains. Instead of a set of framed photos per room, a property manager captures the room as a 360 image. Inspection Express's product pages describe auto-blurring of people and sensitive information at capture, automatic pathway creation that stitches the captures into a walkthrough tour, and AI-generated comments the property manager reviews and approves before the report goes out. The company states an accuracy range of 80 to 90 percent for those generated comments, and its FAQ is explicit that the property manager remains in control of the final report. Its own case study describes a condition report on a 60 year old property that normally took about three hours being completed in 41 minutes.
What the report already does with two visits
It puts them next to each other. Inspection Express describes paired 360 entry and exit reports so differences can be spotted, and partner documentation for the platform describes side-by-side comparison of move-in, periodic and move-out reports in one view. Reports go out as web links or downloads to owners, tenants and trades, tenant-led inspections let the tenant submit first for the property manager to review and finalise, and the platform syncs with trust accounting and management systems including Property Tree, PropertyMe, Console, Re-Leased, Tapi and Rent Manager, so the property and inspection schedule arrive without re-typing.
So what is left to read?
The pixels. Inspection Express already pairs entry and exit reports. What does RapidEye add?
Inspection Express puts the two reports side by side so a property manager can compare them. That comparison still depends on a person looking at every pair of images and noticing the difference. RapidEye does the looking: it matches each photo to the photo of the same spot from the earlier report and returns the differences it finds, so the property manager reviews a short list of findings instead of a full report.
Can RapidEye read 360 captures from Inspection Express?
Yes. A 360 capture holds more of the room than a set of flat photos does, including the corners and ceilings nobody frames on purpose, which makes it the better input, not a harder one. RapidEye also reads ordinary phone photos, video walkthroughs and 3D scans, so a portfolio that is halfway through rolling out 360 cameras is not a problem.
Does RapidEye change the AI comments in an Inspection Express report?
No. Inspection Express generates its comments, the property manager reviews and approves them, and that report goes out as it always has. RapidEye does not write into a report, a comment or a template. Findings land in RapidEye, and the property manager decides what to do with them.
Is this useful for a rent roll that runs routine inspections quarterly?
