How a zInspector record is builtOverview
zInspector captures a very good record of a unit. The hard part is reading it back. Every area gets photos, video and comments, each one time and date stamped and geotagged, and photos of the same area stay linked across devices and across years, so a unit that has been on zInspector for three leases carries three leases of evidence. What no one has time for is opening all of it: the comparison report is generated for one property and two inspections at a time, so it gets run on the move-out somebody is already arguing about. RapidEye reads the media in every completed inspection, compares each area against what that same area looked like before, and returns one finding per problem with the two photos that show it.
How it works with zInspector
zInspector already sorts a lease into the inspections that matter, so the reading follows the same list. These are examples rather than limits: RapidEye reads whatever documentation a team produces, photos, video walkthroughs or 360 captures, and reports against the standard you care about.
- Move-in. The move-in inspection becomes the baseline for the unit, area by area, not a PDF filed away. Everything after it is measured against it, including the chip in the counter the resident photographed on day one so nobody charges them for it in two years.
- Tenant-completed periodics and renewals. zTenant walks a resident through their own unit. A resident has an obvious reason to shoot the tidy corner, so RapidEye reads what is in frame against the last visit and flags the change: a new burn on the vanity, a missing smoke detector, a window that has stopped closing.
- Move-out. The comparison a manager would make by hand, run on every unit. Each finding separates what is new since move-in from what was already there, which is the line a deduction lives or dies on.
- Turns and make-readies. The photos taken after the crew has been in show whether the work was actually done. Paint that was billed and not applied, carpet marked as replaced, a stain that moved from the move-out photo into the ready photo unchanged.
- Appliances and fixtures that leave. zData holds what belongs in a unit down to serial numbers and paint colours. RapidEye reads whether the microwave, the blinds and the second closet rod are in the photo, and says when one of them is not.
A finding names the property, the area, where in the area, the type of problem, how serious it looks, the two photos and their dates, and a suggested next step. It lands in the RapidEye dashboard, and in an inbox or a Slack channel if your team wants it there. Nothing is written back into zInspector, so the decision to raise a charge, open a task or let it go stays yours. How to connect zInspector to RapidEye
- A zInspector account with your properties in it. The units you inspect need to exist as properties on the Timeline. Whatever you sync in from AppFolio, Rent Manager, Propertyware or Rentvine is already there, and so is the inspection history behind it.
- The photos you are already taking. zInspector carries the media, so nothing new has to be captured. Inspectors keep using the zInspector 3 app and its camera, residents keep using zTenant, and 360 captures come through the same way.
- Add RapidEye as a group member. In zInspector, go to Contacts then Group and add RapidEye with a Read-Only role. The Connect button on this page has the name, the email address and the role to use.
How a zInspector record is built

zInspector is a field-to-office inspection toolkit for residential property managers, and its strength is the capture. According to zInspector's help centre documentation (zinspector.com), photos and video taken in the app become available to the whole team on phone, tablet and computer, searchable and organised by property and area, and a comparison can only be generated between two condition-table inspections that belong to the same property. Four different people can put condition media into one unit's record, and all four end up in the same place.
Downstream, that record is built to be used by hand and it is good at it. A side-by-side Move-In to Move-Out comparison, the format zInspector notes is preferred by the California Association of Realtors, puts conditions and photos next to each other in one PDF that can be shared or emailed. From a move-out, the damaged items can be pushed into an Excel workbook where you enter a charge per item and the security deposit return total calculates itself. Both are strong when someone sits down with them.
Does zInspector compare inspection photos automatically?
Not on its own, and it does not claim to. The comparison report is something a person builds: on the website you open Compare Documents from the Timeline, or the Compare button on a property's dashboard, then pick the property, pick Inspection 1, pick Inspection 2, and generate the PDF.
Run that on the four move-outs a month someone is arguing about and it is a good tool. Run it on four hundred and it is a week of work, which is why most of the record in most zInspector accounts has never been compared to anything.
That is the gap the integration fills. RapidEye reads every completed inspection instead of the ones a human selects, holds the whole history of an area rather than two chosen reports, and returns findings rather than a document to read. zInspector keeps doing the capture and the reporting, which it does well; the reading back stops depending on who has an afternoon free.

Does RapidEye integrate with zInspector?
Yes. RapidEye reads the photos and video attached to your completed zInspector inspections, along with the property, the area and the date, and returns a finding per problem with the earlier photo and the later one beside it. Your zInspector templates, condition tables, reports and signatures are not changed.
Does zInspector already store move-in and move-out photos?
Yes, and that is the reason this integration is easy. zInspector documents each area with time and date stamped, geotagged photos and video, keeps photos of the same area linked across devices and across years, and can generate a side-by-side Move-In to Move-Out comparison report as a PDF. RapidEye reads that same media rather than asking anyone to capture it again.
Can RapidEye read a tenant-completed zInspector inspection?
Yes. zTenant guides residents through move-in, periodic and renewal inspections on their own phones with photos and digital signatures. A resident photographing their own unit is exactly the case where a second reading is worth having, so those inspections are read the same way an inspector's are.
Does RapidEye change my zInspector reports or comparison PDFs?
No. zInspector stays the record. Your condition tables, report templates, comparison PDFs and the security deposit return workbook are untouched. RapidEye reads what is already in the account and returns findings in its own dashboard, and you decide what to do in zInspector.
We already run zAssistant. What does RapidEye add?
zAssistant writes up the inspection you just walked, from what you saw and said in that unit. RapidEye reads the pixels across visits, so it works from the unit's own history rather than from one walkthrough: the scuff that was not there at move-in, the appliance that left, the ceiling stain that grew between the periodic and the move-out. The two do different jobs on the same media.
Is RapidEye useful if we only inspect twice a lease?
Move-in and move-out are the two that decide deposits, so they are the two worth reading closely. With only two inspections in a lease, the move-in record is the baseline and the move-out photos are checked against it area by area, which is the same comparison a manager makes by hand in the PDF, run on every unit instead of the disputed ones.
