How SMS|Host housekeeping worksOverview
SMS|Host tells you a unit was worked on, never what the unit looks like now. Its housekeeping module handles communication and service rules, including the different service a timeshare unit owes under its contract, and SMS|Host Anywhere puts the day on a phone as mobile zone sheets that move live as units check in and out. What none of it holds is a picture of the room. RapidEye joins the two halves: it reads the unit list and stay dates from SMS|Host and the photos your housekeepers take, then returns a finding per unit, tied to the stay that just ended.
How it works with Springer-Miller
SMS|Host organises a resort by what a unit is and who it belongs to, so the checks follow that rather than a flat room list.
- Rental-pool units on turnover. The departing guest's stay sits between the last set of clean photos and today's. A chipped counter edge, a scorched lampshade, a throw that left with somebody comes back as a finding with both photos and the stay dates between them, ready to sit behind a charge.
- Wholly-owned and timeshare units. Owner Fulfillment already knows these units are somebody's home. RapidEye can hold the owner's own standard for them: the chair back in its room, the framed print straight, the good linens where the owner left them, and say so before the owner arrives and notices first.
- Units under a contractual service level. The housekeeping module customises service for timeshare properties with contractual obligations. RapidEye reads the photos against the service that unit was owed, so a lighter contracted service is not scored as a bad clean.
- Multi-property portfolios. One database, several properties. Findings come back grouped the way the mobile housekeeping views already group work, so a regional director can see that one property's third-floor zone drifts every Saturday.
- Seasonal reopenings. A mountain property brings a wing back in October. RapidEye compares today's photos to the ones from before the shutdown and lists what is dusty, dead, missing or newly cracked.
Each finding names the unit, the spot inside it, the kind of problem, how serious it is, the before and after photos, and a suggested next step. It lands in the RapidEye dashboard and, if you want it there, in a channel or inbox your housekeeping office already watches. Nothing moves in SMS|Host unless a person moves it. If your team documents differently, with walkthrough video, 3D scans or an inspection format a brand standard dictates, that is something we set up with you, not a reason the integration does not fit.
How to connect Springer-Miller to RapidEye
- The units, with their zones, in SMS|Host. The unit list you already clean against, with owner and rental-pool units marked the way Owner Fulfillment has them marked. Units you keep out of the rental program stay out unless you say otherwise.
- A photo source for those units. Springer-Miller's product pages describe no photo on a housekeeping record, so RapidEye sends a capture link that opens on any phone with nothing to install: a fixed set of angles per unit, lights on, taken before the housekeeper closes the unit out. If your team already photographs units in another app, RapidEye reads those instead.
- A word about the account. Tell us you run SMS|Host, how many units and how many properties. We connect it with your team. Housekeepers keep the same zone sheet and the same routine.
The SMS|Host zone sheet, and what it can prove

SMS|Host has been built for complicated properties for more than three decades: places where a unit is a hotel room one week, an owner's condo the next and a timeshare interval the week after. According to Springer-Miller's product documentation (springermiller.com), it is a fully integrated system for hotels, resorts and spas of every size, with housekeeping sitting alongside reservations, owner fulfillment, membership, activity scheduling and multi-property management, and with what the company calls thousands of configuration options behind it. Housekeeping gets one line on that page: streamline communication and customise services for guests or timeshare properties with contractual obligations. Communication and service rules. Not condition.
The two marked modules are where a housekeeping director lives. RapidEye reads from them and writes to neither.
What SMS|Host Anywhere gives the housekeeping floor
The mobile side is where the day actually happens. Springer-Miller's own company news describes SMS|Host Anywhere housekeeping as mobile zone sheets with live, real-time updates as units check in and check out and assignments change, dashboards built to identify cleaning bottlenecks, and filters that cut the day five ways. Each filter is a lens on the same question, who is working what, and each one stops short of the same thing.
Does SMS|Host hold housekeeping photos?
Not on any page Springer-Miller publishes. The SMS|Host product page, the markets pages and the company news item announcing mobile housekeeping describe communication, service customisation, zone sheets, live status, dashboards and those five filters, and none of them describes attaching a photo to a unit, an assignment or a clean. The deeper how-to material sits behind the SMS Customer Community login, so what an operator can read before buying is exactly what is above. The practical consequence is the one every resort director already knows: a unit is clean because a housekeeper said the unit is clean, and the only correction is a supervisor walking it. That is the gap RapidEye fills, from photos your team was going to take anyway.
What about Atrio?
It is not in the current lineup. Springer-Miller's solutions menu today lists SMS|Host, GemPOS by Jonas, WorldNXT, Teres POS and SpaSoft; Atrio appears on the site only in older company news items about properties selecting it, with no product page behind them. We are not going to describe a product the vendor no longer documents. If your property still runs Atrio, say so and we will work from what you actually have on the floor.

Does RapidEye integrate with Springer-Miller?
Yes. RapidEye reads the unit list and stay dates from SMS|Host and the photos your housekeepers take in each unit, then returns a finding per unit: damage, a missed clean, a missing item, or something an owner will notice, with the before and after photos. The SMS|Host housekeeping module, the zone sheets in SMS|Host Anywhere, owner accounting and every reservation stay exactly as they are.
Does SMS|Host store housekeeping photos?
Springer-Miller's public product and company pages describe the SMS|Host housekeeping module as communication and service customisation, and SMS|Host Anywhere as mobile zone sheets, live status updates and housekeeping dashboards. None of those pages describes attaching a photo to a unit, a zone sheet line or a clean. Photos come from your housekeepers' phones through a RapidEye capture link, or from an app they already use.
Can RapidEye check owner units and timeshare units separately?
Yes, and that is usually the reason resorts call. SMS|Host manages wholly-owned and timeshare units through Owner Fulfillment, and its housekeeping module customises service for timeshare properties with contractual obligations. RapidEye can hold one standard for rental-pool units and a stricter one for an owner who cares where the furniture sits, and every finding carries the photo evidence to show the owner.
Will RapidEye change unit status, folios or owner accounting in SMS|Host?
No. SMS|Host stays the system of record for reservations, folios, dues, resale listings and housekeeping status. RapidEye reads and reports; your housekeeping supervisor decides whether a unit goes back on the zone sheet.
We run several properties on one SMS|Host database. Does that work?
Yes. SMS|Host centralises guest profiles and reservations across properties, and the housekeeping views in SMS|Host Anywhere already filter by property, rental program, zone and housekeeper. RapidEye reads the same unit list and reports findings per property and per housekeeper, so a regional director sees which property and which zone is drifting, not just one long list.
What about Atrio?
