A compiled reference of 54 verified data points on vacation rental damage waiver and damage protection providers, covering published per-stay and per-night fees, coverage caps from $500 to $5 million, the accidental-versus-intentional line each provider draws, pet and theft treatment, claim filing windows from 3 to 60 days, payout timing, and which products are actual insurance versus discretionary protection. Every figure is drawn from the provider's own pricing page, plan terms, policy document or help center (Truvi, Safely, Waivo, Boom, Vrbo, Airbnb, Vacasa, ChargeAutomation, InsureStays) and independently checked before publishing.

Key takeaways
Price is the least interesting variable in this category. Every provider lands in the same $10 to $120 per-stay band, and then diverges hard on the three things that decide whether a claim gets paid: whether intentional damage is in scope, whether pet damage is in scope, and how many days after checkout the window closes. The spread on that last one is 20x, from 3 days to 60.
Published waiver prices span $8.25 per night to $73 per reservation.
Truvi's damage protection runs $10.90 to $31.95 per booking.
Waivo's damage limits run $500 to $20,000.
Vrbo sells damage protection at $59, $89 and $119 per stay.
Claim windows range from 3 days to 60 days after checkout.
Truvi states it is not insurance, but is insurance-backed.
Waivo covers accidental and intentional damage, with no deductible.
Airbnb has no waiver product, only AirCover for Hosts.
How we built this report
Every figure below was compiled in July 2026 from the provider's own published material and verified against the original page before publishing. Nothing here comes from a third-party roundup or a vendor's summary of a competitor.
- Compiled from the providers themselves
Pricing pages, plan terms, policy coverage documents, product pages, help-center articles and knowledge-base entries published by Truvi, Safely, Waivo, Boom, Vrbo, Airbnb, Vacasa, ChargeAutomation and InsureStays.
- Only explicitly stated figures
We include only numbers a named provider states directly, and attribute each inline at the point it appears. Where a provider does not publish a number (claim window, per-stay price), the cell says so rather than guessing.
- Disagreements shown, not averaged
Two providers publish internally inconsistent figures across their own pages. Both versions are shown side by side below rather than blended into a single false number.
- Independent review
Written by one co-founder, reviewed by the other before publishing. RapidEye sells inspection software, not damage protection, and has no commercial relationship with any provider listed here.
Scope caveat: these are published, self-reported marketing and help-center figures, not audited contract terms. Real coverage is governed by the protection agreement or policy you sign, and providers routinely quote custom pricing at volume. Confirm every figure against your own agreement before relying on it. Prices and terms change; this page records what each provider published as of July 25, 2026.

What providers charge per stay
Only three providers in this set publish a price at all. According to Truvi, its damage protection tiers run from $10.90 per booking (Protection from 500-50K) to $31.95 per booking (Protection from 0-1M), with the zero-excess $0-$500 tier priced at $20.10. According to the Safely Protection Policy coverage details published for Lodgify, Safely prices per night rather than per stay: $8.25 for a $1,500 limit up to $12.72 for a $10,000 limit. According to Boom, BoomGuard runs $20 for a $500 limit to $73 for a $10,000 limit per reservation, with no charge if the stay is cancelled before check-in. Vrbo and Vacasa publish guest-facing prices; Waivo and InsureStays quote privately, and ChargeAutomation lets the operator set any number.

Published price per stay
Provider-stated prices, normalized to a single five-night stay where a provider prices per night
Safely and Vacasa publish per-night rates; the five-night figures are ours, computed directly from the published nightly rate ($8.25 and up-to-$25 respectively) purely so the bars are comparable. Truvi, Boom and Vrbo prices are per booking or per stay as published, independent of length.
What this means: the per-stay spread between the cheapest and most expensive product in this category is roughly 10x, but almost none of that spread is margin. It tracks the coverage cap and the length of stay. The real cost comparison is not the sticker price, it is price per dollar of coverage: Truvi's $31.95 buys a $1M ceiling while Vrbo's $119 buys $5,000.
Coverage caps, from $500 to $5 million
The category spans four orders of magnitude. According to Waivo, guest-caused damage limits range from $500 to $20,000, and the most commonly selected limits are $1,500 and $5,000, which is the most useful single data point on this page: it tells you where the market actually settles. According to Truvi, hosts can choose to protect between $0 and $1M and coverage runs up to $1M depending on tier, while its Protection Pro plan terms state protection up to $5 million for approved bookings and up to $10,000 for flagged bookings. According to the Airbnb Help Center, AirCover for Hosts includes $3M host damage protection and $1M host liability insurance, an order of magnitude above every waiver product, though it is a platform program rather than something an operator buys.

Where sources disagree
Two providers publish inconsistent caps across their own material, and we show both rather than pick one. Truvi's product page says coverage up to $1M while its Protection Pro plan terms say up to $5 million for approved bookings. Boom's Boom Guard product page tops out at a $10,000 limit tier, while Boom's own BoomGuard announcement post says up to $50,000 coverage for accidental guest damage. In both cases the higher number likely reflects a plan the public pricing table does not show. Ask which document governs your agreement.
What this means: headline caps are marketing; selected caps are the operation. Waivo's disclosure that most customers pick $1,500 or $5,000 is the honest center of this market, and it sits far below the $1M and $3M numbers on the category's homepages. If your average claim is a $600 mattress or a $2,200 hardwood refinish, the $1M ceiling is not what you are buying, the claim-handling is.
The accidental versus intentional line
This is the single sharpest divide in the category and the one most likely to sink a claim. According to Waivo, both accidental and intentional damage to the buildings and contents are protected, and Waivo also includes pet damage and theft by a guest during their stay with a valid police report. According to Truvi, accidental or intentional guest damage is included, along with smoke damage in non-smoking properties, unauthorized parties, damage caused by service animals, excessive cleaning costs and replacement of excessively soiled towels and linens; its not-included list names any pet damage excluding service animals, authorized parties, general wear and tear and cosmetic damage not affecting functionality. According to the Vrbo Help Center, its Property Damage Protection provides travelers with coverage for accidental damage only. According to Vacasa, its damage waiver covers accidental damage excluding damage caused by smoking, pets, or criminal activity.

Statistic 35
Waivo's enterprise product is open-perils, protecting any damage caused by a guest unless specifically excluded, with wear and tear and mechanical breakdown named as exclusions.
Waivo, Property Managers (2026)
What this means: pet damage is the cleanest sorting test in the category. Waivo and Safely include it, Truvi excludes everything but service animals, and Vacasa excludes it outright. If you run a pet-friendly portfolio, that single line changes which provider is even viable, and it is buried three clicks into an included/not-included list on most sites. The second test is intentional damage, where Waivo and Truvi cover it and the platform-native products (Vrbo, Vacasa) do not.
Claim windows and payout speed
The filing deadline is the operational constraint that decides whether a provider fits your workflow, and the spread is 20x. According to Waivo, all rental and guest details must be submitted within 14 days for Waivo Enterprise clients and 3 days for WaivoNow clients after guest checkout, with all additional documents provided within 90 days of the initial submission. According to Truvi's Protection Pro terms, damage must be reported within 14 days of the guest's check-out date. According to Safely, claims must be submitted within 60 days from the departure date, the most generous window in this set. According to InsureStays, managers have two weeks from the day of check out to complete the damage submission, and the average turnaround for reimbursement from the day of check out is 21 days.

Truvi, Damage Protection Services (2026)
What this means: a 3-day WaivoNow window is shorter than most portfolios' photo-review backlog, and a 14-day window is only comfortable if somebody actually looks at the turnover photos in the first week. This is the constraint that turns documentation from a nice-to-have into a deadline. It is also why the "we caught it a month later" claim almost never gets paid: at four of these nine providers, the window has already closed by then. If your team reviews photos in batches, pick a provider whose window matches the batch, or move the review earlier.
Insurance, or something that looks like it
Half this category is not insurance and says so in writing. According to Truvi, "We are not insurance, but we are insurance-backed," and its product page adds that "While not an insurer, Truvi Protection is secured by an underwriting agreement with an insurance company"; its Protection Pro terms go further, stating that any payment is discretionary and reliant on Truvi's sole discretion. According to Waivo, its offering is described as Protection Backed by Insurance (PBBI) plans. On the other side, according to Safely, coverage is provided through On Demand Insurance Agency, LLC, its excess and surplus lines licensed affiliated insurance agency; according to the Vrbo Help Center, Property Damage Protection is offered through Generali Global Assistance; according to Boom, BoomGuard is powered by Tint and underwritten by an admitted insurance carrier; and according to InsureStays, its programs are underwritten by Lyndon Southern Insurance Company, Nationwide Mutual, Certain Underwriters at Lloyd's of London, or Fortegra.

Where sources disagree
Waivo's FAQ page states a liability insurance limit of $1,000,000 alongside its $500 to $20,000 damage limits, and on the same page states that the damage protection program provides protection for guest-caused damage to property only and does not provide liability insurance. The most likely reading is that liability is a separate product from the damage protection plan, but Waivo does not say so on that page. We record both statements rather than resolving them.
What this means: "insurance-backed" and "insurance" are different products with different remedies. A discretionary protection plan is faster and simpler by design, and Truvi's 3-to-5-business-day payout and Waivo's 2-business-day response are real advantages of that model. But a declined discretionary claim has no regulator behind it. Operators running high-value inventory often pair the two: a fast waiver product for the routine $400 to $4,000 claims, and a real short-term rental insurance policy underneath for the events that end a season.
What actually decides a waiver claim
Every provider on this page adjudicates on the same input: what you can show them. Waivo asks for photos and a description through its portal. Boom asks operators to upload receipts and photo evidence from the reservation page. InsureStays gives you two weeks from checkout to complete the submission. None of that is a coverage question, it is a documentation question, and it is the part the operator controls.
That is the failure mode we see most often in mid-size portfolios: coverage was in place, the damage was real, and the claim still died because nobody could prove the sofa was clean when the previous guest arrived. The fix is a dated baseline for every room and a same-day review of turnover photos, so a finding surfaces inside a 3-day or 14-day window instead of at the end of the month. RapidEye exists for that step, and we work with damage waiver providers directly: the same AI comparison that flags a change for the operator produces the timestamped before-and-after evidence a claims team needs to adjudicate quickly.
If you are still deciding which instrument to use at all, our comparison of security deposits vs damage waivers vs platform protection covers the tradeoff, and the Airbnb security deposit statistics reference covers adoption: how many operators still collect deposits, and what guests say they prefer.

Quick FAQ
How much does a vacation rental damage waiver cost?
Published per-stay prices in July 2026 range from $10.90 to $31.95 per booking at Truvi, $20 to $73 per reservation at Boom, and $59 to $119 per stay on Vrbo. Safely publishes per-night pricing of $8.25 to $12.72. Vacasa charges guests up to $25 per night depending on home size. Truvi's own fee guide puts the general market range at $20 to $100 per stay. Waivo and InsureStays do not publish rate cards; Waivo prices on booking volume.
Which damage waiver providers cover intentional damage?
Waivo states it protects both accidental and intentional damage to the building and contents. Truvi's included list also names accidental or intentional guest damage, and its Protection Pro terms cover Accidental Damage or Malicious Damage or Theft. By contrast, Vrbo's Property Damage Protection covers accidental damage only, and Vacasa's damage waiver covers accidental damage while excluding damage caused by criminal activity.
How long do you have to file a damage waiver claim?
Claim windows differ sharply by provider. Waivo requires the initial submission within 14 days of checkout for Enterprise clients and 3 days for WaivoNow clients, with documents due within 90 days. Truvi's Protection Pro plan terms require reporting within 14 days of the guest's check-out date, while its Resolutions Center guide says claims can be submitted within 30 days, so treat 14 as the safe deadline. InsureStays gives managers two weeks from the day of check out. Airbnb requires a reimbursement request within 14 days of the responsible guest's checkout. Safely is the widest at 60 days from the departure date. Vacasa is the tightest: the guest must report the damage during the reservation.
Is a damage waiver the same as insurance?
Usually not. Truvi states plainly that it is not insurance but is insurance-backed, secured by an underwriting agreement with an insurance company, and its Protection Pro terms describe payment as discretionary. Waivo describes its offering as Protection Backed by Insurance plans. Some products in the category are true insurance: Vrbo's Property Damage Protection is offered through Generali Global Assistance, Boom's BoomGuard is powered by Tint and underwritten by an admitted carrier, Safely's policy runs through On Demand Insurance Agency, and InsureStays names Lyndon Southern, Nationwide Mutual, Lloyd's of London and Fortegra.
Does Airbnb offer a damage waiver?
No. Airbnb has no guest-paid waiver product. It ships AirCover for Hosts instead, a program Airbnb describes as including guest identity verification, reservation screening, $3M host damage protection, $1M host liability insurance, $1M Experiences liability insurance and a 24-hour safety line. Hosts file a reimbursement request through the Resolution Center within 14 days of the responsible guest's checkout. Vrbo is the platform that does sell a waiver-style product, its guest-paid Property Damage Protection.
Do damage waivers cover pet damage?
It splits the field. Waivo includes pet damage, and Safely lists pet damage as covered, less any pet deposits or fees. Truvi's not-included list names any pet damage, excluding service animals, and its Protection Pro terms exclude property damage caused by any pet other than a service animal. Vacasa's damage waiver excludes damage caused by pets outright. For a pet-friendly portfolio this single line, not the headline coverage cap, is the deciding factor.
