RapidEye inspects the property; Properly verifies a checklist. RapidEye builds a visual baseline for every room of every property and compares each new turnover against it, so what changed since the last guest, damage, a missing item, a moved couch, a re-used photo, is flagged whether or not it was on a list, and cleaners change nothing about how they work. Properly's Real-Time Inspection charges $5 per turnover, has a human inspector confirm every AI flag against your checklist, and comes with scheduling and a cleaner marketplace on the same platform. Choose Properly if the marketplace and a vendor employee signing off matter more to you than what the software can see. At every portfolio size, if the job is catching damage and proving it, RapidEye is the stronger tool.

We are one of the two companies in this comparison, so read it with that in mind. Everything said about Properly below was read from Properly's own website on September 1, 2026, and is quoted or paraphrased faithfully; where Properly has something we do not, the page says so. The goal is a decision you would still agree with after a demo of each.

The split in one screen

Properly

Operations platform with a human-checked inspection add-on

Founded 2014, Vancouver. Scheduling, photo checklists, cleaner marketplace, and a $5 per turnover inspection where AI flags and a person confirms.

  • Cleaner follows a photo checklist in the Properly app; each task needs a photo to close
  • AI flags quality, damage, and staging issues; an expert reviewer confirms each flag
  • Report emailed before the next guest arrives, with timestamped evidence for claims
  • Direct integrations with Guesty, Hostaway, Streamline, Escapia, Hostfully and others on the Pro plan; iCal on Standard

Published pricing: $5 per inspection, no minimum. Platform from $12.99 per property per month, 30-day trial.

RapidEye

Inspection intelligence that sits on top of your existing workflow

Reads the turnover photos and walkthrough video your team already captures, builds a per-room baseline, and flags what changed. No new cleaner behavior, no human reviewer, exceptions only.

  • Ingests the photo history from your ops platform and clusters it into a baseline per room
  • Every new turnover is compared against that baseline: damage, missing items, staging changes, cleanliness misses
  • Flagged turns go to Slack or email; clean turns stay silent
  • Video walkthroughs and cleaner verification for teams past photos; per-cleaner performance dashboard

Pricing: per unit, quoted to the portfolio. A free single-property turnover check runs without setup.

Which one, by portfolio size

The answer does not flip by size; what changes is how much the difference costs you. Unit count is a proxy for photo volume: at 4.5 turnovers per property per month (Properly's own average, published on getproperly.com), a 20-unit portfolio produces roughly 90 turnovers a month and a 200-unit portfolio produces 900. At 30 to 40 photos per turnover, that second operator is looking at 30,000 photos a month. Somewhere on that curve, "a person reviews every flag" stops being a feature and becomes the bottleneck. Below it, the difference is what gets caught.

1 to 10units

RapidEye Start with the free one-property check; it runs on the photos you already have. At this size the case is damage attribution: one claim that holds because the baseline shows the chair intact before that guest pays for years of software. Properly is the pick if what you actually want is the scheduler and the cleaner marketplace, with inspection as a $5 add-on.

10 to 50units

RapidEye This is where a cleaner re-uploading last week's photo, or skipping the room they did not clean, stops being visible to a human and becomes visible to a baseline. RapidEye adds the review layer to whatever platform you run without asking anyone to install a second app. If you have no operations platform at all, Properly gives you scheduling, checklists, and marketplace in one purchase, and its $5 inspection can be added per turn; you would still be verifying a checklist rather than inspecting the room.

50 to 200units

RapidEye This is where photos pile up unreviewed until a guest complains. Baseline comparison catches the things a checklist cannot express: the lamp that left with the last guest, the couch six inches from where the owner wants it, the same black-screen photo re-uploaded for three weeks. Properly's per-inspection model still works, but you are paying a reviewer to confirm hundreds of clean turns.

200+units

RapidEye At this scale the only workable model is exception review: AI looks at every photo, humans look at the flags. In one RapidEye trial, a 500-plus-unit manager's 1.5 million turnover photos surfaced an average of four damages per property that cleaners and inspectors had missed. That is our own data, and we label it as such, but it is the shape of the problem at this size.

What each one actually inspects

The two products answer different questions. Properly answers "is this turnover guest-ready right now?" RapidEye answers "what changed in this property since it last looked right?" Those overlap on cleanliness and staging, and diverge on damage attribution, missing inventory, and condition drift.

Properly Real-Time Inspection

  1. Cleaner submits photos against a Properly checklist in the Properly app, one photo per required task.
  2. AI flags quality issues, damage, and staging errors in those photos.
  3. An expert reviewer confirms each flag. Properly says its inspectors average five-plus years of experience.
  4. You get alerted before check-in, with a full report emailed within minutes and timestamped evidence for claims.

Judged against: the checklist. Our reading of that flow: if it was not photographed, it was not inspected. The human is the accuracy guarantee.

RapidEye

  1. Photo history is ingested from your operations platform and clustered by room into a baseline for each space.
  2. Every new turnover, photos or a walkthrough video, is compared against that property's own baseline.
  3. Findings are scored by category (damage, cleaning, missing item) and severity, with the baseline image beside the new one.
  4. Only flagged turns reach your team, in Slack, email, or the dashboard; the per-cleaner record builds over time.

Judged against: the property's own history. Findings land about an hour after the photos finish uploading, typically before the next check-in. Your team, not a vendor's reviewer, makes the final call on flags.

The practical consequence of the second model is workflow. RapidEye does not require cleaners to use a RapidEye app or follow a RapidEye checklist; it reads what they already upload into the platform you already pay for. Properly's inspection runs on photos submitted through the Properly app against a Properly checklist (its FAQ: your existing cleaners download the free app and follow your custom checklist), which is a small ask for a ten-unit host and a real migration for a team of forty cleaners across two markets.

What Properly has that RapidEye does not

A cleaner marketplace with vetted backups for the Saturday cancellation; RapidEye has nothing there. A managed-service option, Cohost Pro, that runs guest support, dispatch, inspection, and claims for you; RapidEye is software on your own operation. Checklists that work offline and in eight languages. A vendor employee confirming each flag before you see it, if you would rather outsource that judgment than look at the evidence yourself. And a price on the website, which we do not publish. None of those change what the software can see in the photo.

The questions that decide it

Do your cleaners already document every turnover? If yes, in Guesty, Track, Hostaway or anything else that stores photos, RapidEye starts from that history and your cleaners change nothing. If no, Properly's checklist app is the faster way to create the habit, and a review layer can come later.

Who should confirm a flag? Properly's answer is their inspector. RapidEye's answer is your operations team, looking only at the turns the AI surfaced. The first is easier at ten units; the second is the only one that scales, and it keeps the judgment call inside your company, where owner relationships and claim decisions live anyway.

Is the problem guest-readiness or attribution? "Was this turn clean?" is a checklist question and both products answer it. "Which guest broke this, and can I prove the chair was intact before them?" is a history question, and it is the one RapidEye was built around. Airbnb's Host Damage Protection terms (airbnb.com) require verifiable evidence of the time and origin of damage and a reimbursement request within 14 days of checkout; a per-turn baseline comparison is what makes that evidence exist by default rather than by luck.

How much of the inspection happens outside the photos? Any photo-only system inspects what the cleaner chose to photograph. Properly mitigates this with required photos per task. RapidEye mitigates it by comparing against what the room normally looks like, so a skipped angle or a re-used image is itself a flag, and by inspecting continuous walkthrough video for teams that have moved past stills.

The verdict

Best for damage detection, attribution, and exception review at any portfolio size: RapidEye. Best if you want scheduling, a cleaner marketplace, and a human-signed checklist report in one purchase: Properly.

Buy RapidEye if the job is knowing what changed in the property and proving it: it inspects the room against its own history, works on the photos your cleaners already take, and scales from one listing to a thousand without a reviewer in the middle. Buy Properly if what you are really buying is a scheduler and a cleaner marketplace and you want a checklist verified by a person as part of that bundle. The two are not the same product, and the page above is the honest map of where they differ.

Quick FAQ

Is Properly or RapidEye better for a small Airbnb portfolio?

RapidEye, if the goal is catching and proving guest damage: it compares each turnover to the property's own baseline and works on the photos your cleaner already takes, starting with a free one-property check. Properly is the better buy if you mainly want scheduling and a cleaner marketplace, with a $5 per inspection checklist verification added on.

Does Properly use AI for damage detection?

Yes. Properly states that its proprietary AI detects quality issues, damage, and staging errors in cleaner photos, and that a human reviewer confirms each flag. The AI review is part of its $5 Real-Time Inspection product, not the base software plans.

Can RapidEye and Properly be used together?

In principle, yes: Properly could run scheduling and photo checklists while RapidEye reviews the photos against each property's baseline. In practice, few operators would pay for two inspection layers. The realistic pairing is Properly for a small portfolio, or RapidEye on top of an existing operations platform for a large one.

Which one publishes pricing?

Properly publishes its pricing: Real-Time Inspection at $5 per inspection, and software plans from $12.99 per property per month. RapidEye is priced per unit and quoted to the portfolio; the plan structure is on our pricing page, and a free single-property turnover check runs without setup.
